Relocation appraisals require knowledge above that of a typical real estate appraiser.
#1 difference - Time. Relocation companies often ask for a specific market time. Marketing time impacts the value conclusion. Longer the time, typically results in a higher market value. Most appraisers report value based on the average market time for an area. Relocation companies turn this upside down by often setting the time period that the house must sell within.
#2 - Future Value. Conclusions are not for the past or today's value, but the value within the immediate future, called a prospective market value. Relocation companies absolutely need to know what the value of a property will be in the future, not yesterday or today. Why, because they are going to be marketing/selling the property in the future, not issuing a loan based on today's value.
#3 - Market Details. Relocation companies are about to become very involved with a property. If they make a mistake, it's their time and money on the line, therefore they demand extensive details on market conditions including length of time necessary to sell a home, number of foreclosures in the area, incentives being offered by competing properties. #4 - Property Details. Relocation companies need a thorough description of a property, the good and the bad. The more accurate the description, the better the decision by the company.
